Overview
The BlueClerk Builder Portal is designed specifically for home builders managing new construction across multiple subdivisions. Track construction phases, coordinate with contractors, manage homeowner handoffs, and maintain detailed property records including equipment and floor plans - all in one place.
Accessing the Builder Portal
- Log in with your builder account credentials
- You'll land on the Builder Dashboard at
/builder/dashboard - Use the sidebar navigation to access different sections
Dashboard Overview
Your dashboard shows key metrics at a glance:
- Total Properties: All homes across your subdivisions
- Active Subdivisions: Current developments under construction
- Pending Punch Items: Items awaiting resolution
- Active Phases: Construction phases in progress
Header Features
The builder layout now includes a full Header bar with global tools:
Global Search
- Access: Search box in the header (or press Cmd/Ctrl+K)
- Search for: Properties, subdivisions, punch items, plans, contractors, and more
- Results: Click any result to jump directly to that record

Quick-create menu to add new records:

Notifications
- Bell icon shows unread notification count
- Click to view recent activity
- Get alerts about punch item updates, contractor responses, and system events

- Powered by RAG context from your closed jobs
Theme Toggle
- Sun/moon icon to switch between light and dark mode

Punch Overview
Daily portfolio view showing punch list status across all properties with critical item alerts
Punch List
Centralized table view of all punch items across your portfolio
Subdivisions
Manage your developments and neighborhoods
Properties
View and manage all homes across subdivisions and standalone properties
Plans
Upload floor plans and architectural drawings
Marketplace (if subscribed)
Upload and sell house plans to other builders
Revenue
Track income from plan sales (marketplace subscribers only)
Contractors
Manage your contractor roster and assignments
Messages
Communicate with contractors and homeowners
Team
Add and manage team members with role-based permissions
Settings
Configure company profile, integrations, and preferences
Navigation Tips
- Collapsed sidebar: Click the menu icon to expand/collapse the sidebar for more screen space
- Keyboard shortcuts: Use Cmd/Ctrl+K to open global search from anywhere
- Breadcrumbs: Follow the breadcrumb trail at the top of pages to navigate back
- Direct links: Bookmark frequently used pages for quick access
Mobile Navigation
On mobile devices:
- Sidebar becomes a slide-out menu
- Header remains fixed at top
- All features remain accessible
- Optimized for touch interactions
