Overview
The BlueClerk Builder Portal is designed specifically for home builders managing new construction across multiple subdivisions. Track construction phases, coordinate with contractors, manage homeowner handoffs, and maintain detailed property records including equipment and floor plans - all in one place.
Accessing the Builder Portal
- Log in with your builder account credentials
- You'll land on the Builder Dashboard at
/builder/dashboard - Use the sidebar navigation to access different sections
Dashboard Overview
Your dashboard shows key metrics at a glance:
- Active Subdivisions: Number of developments currently under construction
- Houses In Progress: Properties with active construction phases
- Phases Completed: Total completed construction milestones
- Pending Assignments: Homeowners awaiting property handoff
Below the stats, you'll see:
- Subdivisions list: Your recent developments with property counts
- Recent activity: Latest updates across all properties
Main Sections
Subdivisions
View and manage all your developments. Each subdivision contains multiple properties and tracks construction progress across the entire community.
Contractors
See all contractor companies working on your properties. Contractors appear here when they add your builder company as a customer in their BlueClerk account.
Homeowners
View all homeowners across your subdivisions, their contact information, and property handoff status (Pending or Claimed).
Settings
Configure construction phase templates that define your standard build process - these templates can be applied to new properties to track progress automatically.

Q: Can homeowners see construction progress? A: Yes, after claiming their property through the handoff link, homeowners can view construction phase progress, equipment records, and floor plans for their home.

Overview
Construction phases help you track build progress from foundation to completion. Create phase templates once, apply them to properties, and update status as work progresses. BlueClerk provides a visual timeline that homeowners and team members can follow.
Phase Templates
Creating Templates
Templates define your standard construction process:
- Go to Settings from the builder sidebar
- Scroll to "Phase Templates" section
- Click "Load Defaults" to start with common phases, or
- Click "+ Add Phase Template" to create custom phases
- Enter phase details:
- Name: e.g., "Foundation", "Framing", "Mechanical Rough-In"
- Estimated Days: How long this phase typically takes
- Display Order: Position in the build sequence
Default Phase Templates
BlueClerk provides these common phases:
- Foundation
- Framing
- Mechanical Rough-In
- Insulation
- Drywall
- Interior Finishing
- Exterior Finishing
- Final Inspection
You can edit, reorder, or delete any default phases.
Managing Templates
- Reorder phases: Drag the grip icon to change sequence
- Edit phases: Update name or estimated days anytime
- Delete phases: Remove phases you don't use (won't affect existing property phases)
Applying Phases to Properties
Adding Phases to a Property
- Open a property in a subdivision
- Go to the "Construction" tab
- Click "Add Phases from Template" or manually add individual phases
- Select phases to apply from your templates
- Phases are created with "Not Started" status
Phase Statuses
Each phase can have one of four statuses:
- Not Started: Work hasn't begun (gray)
- In Progress: Currently being worked on (blue)
- Completed: Finished (green)
- Skipped: Not applicable for this property (yellow)
Updating Phase Status
- Open the property detail page
- Find the phase in the construction timeline
- Click the status dropdown next to the phase
- Select new status
- Status updates immediately and homeowners see changes in real-time
Phase Timeline View
The phase timeline shows:
- Visual progress bar: Overall completion percentage
- Color-coded phases: Status at a glance
- Estimated vs actual dates: Track schedule performance
- Contractor assignments: Who's responsible for each phase (future feature)
Tips
- Create templates before adding properties - saves manual phase creation
- Use consistent naming across templates for reporting accuracy
- Update phases promptly so homeowners have accurate information
- Estimated days help with scheduling but aren't enforced

Q: Can I edit phases after applying them to properties? A: Yes, you can change the status of phases on individual properties. Editing a template won't change phases already applied to properties.
Q: What happens if I delete a phase template? A: Existing phases on properties are not affected. Only the template is removed, preventing future use.
Q: Can homeowners see construction phases? A: Yes, after claiming their property, homeowners see the phase timeline and current status of their home's construction.
Q: How do I handle phases that don't apply to a specific home? A: Mark the phase as "Skipped" - it will show in the timeline but won't count toward completion percentage.

Overview
The homeowner handoff process lets you transfer property ownership in BlueClerk to the buyer. Generate a secure claim link, send it to the homeowner, and they'll gain access to their property's construction history, equipment records, floor plans, and warranty information.
