Sending Job Requests
Request work from contractors for warranty and maintenance
Overview
When warranty work is needed at one of your properties, create a job request and send it to a contractor. This documents the request, tracks the work, and keeps all parties informed.
Creating a Job Request
Start a New Request
- Go to Job Requests or open a property
- Click "New Request" or "Request Work"
- Select the property (or it's pre-selected)
- Fill in details
Required Information
- Property: Which lot needs work
- Service type: What kind of work (Plumbing, HVAC, etc.)
- Description: Detailed explanation of the issue
Optional Information
- Photos: Pictures of the problem
- Contact: Who the contractor should contact
- Priority: Urgency level
- Due date: When work should be completed
Writing Effective Descriptions
Be Specific
Good description:
"Homeowner reports water stain on ceiling in master bedroom, below upstairs bathroom. Possible leak from shower or toilet. Stain is approximately 2 feet in diameter and appeared after heavy rain last week."
Poor description:
"Water issue. Please fix."
What to Include
- What the problem is
- Where exactly it's located
- When it started
- What the homeowner has reported
- Any relevant context
Sending to Contractors
Direct to a Specific Contractor
If you have preferred contractors:
- Complete the job request
- Choose "Send to Contractor"
- Select the contractor from your list
- Submit
The contractor receives notification and can accept or decline.
Using the Marketplace
If you need to find a contractor:
- Complete the job request
- Choose "Post to Marketplace"
- Set expiration date
- Submit
Contractors in the area can express interest.
Managing Job Requests
Tracking Status
Each request has a status:
- Pending: Sent, waiting for response
- Accepted: Contractor accepted the work
- In Progress: Work is being done
- Completed: Work finished
Viewing All Requests
Go to Job Requests to see:
- All open requests
- Requests by status
- Requests by subdivision
- Requests by property
Following Up
If contractors don't respond:
- Check request status
- Message the contractor
- Resend or try another contractor

Similar Issues
If multiple homes have the same issue:
- Create separate requests for each
- Can send to same contractor
- Track each property independently
Subdivision-Wide Issues
For community-wide problems:
- Create requests per affected property
- Note the connection in descriptions
- Coordinate with contractor on access
Contractor Response Handling
When They Accept
- You're notified of acceptance
- Work can proceed
- Contractor schedules with contact person
- Track progress through BlueClerk
When They Decline
- You're notified with reason (if provided)
- Send to another contractor or
- Post to marketplace
