Selling Plans on the Marketplace

Upload, price, publish, and manage architectural plans for sale with AI scanning and revenue tracking

Overview

The Plan Marketplace lets you monetize your architectural plans by selling them to other builders, contractors, and homeowners. Upload plan PDFs in bulk via ZIP files, let AI scan and extract metadata automatically, set your pricing, publish to the marketplace, and earn 75% of every sale. BlueClerk handles payment processing, watermarking, and secure delivery.

Getting Started

Connect Your Bank Account

Before you can sell plans, you need to connect your bank account via Stripe Connect so you can receive payouts:

  1. Go to Builder > Profile in the sidebar
  2. Look for the "Connect your bank" banner if your bank isn't connected yet
  3. Click "Connect Bank Account" to start Stripe Connect onboarding
  4. Complete the Stripe verification (identity and bank info)

Subscribe to the Marketplace

After connecting your bank account:

  1. Go to Builder Dashboard
  2. Click "Marketplace" in the sidebar
  3. Click "Subscribe" to start your marketplace subscription ($29/month)
  4. Complete Stripe checkout - Monthly subscription includes 200 AI scan credits

Uploading Plans

Single PDF Upload

  1. Go to Builder > Marketplace > My Plans
  2. Click "Upload Plan"
  3. Select a PDF file from your computer
  4. Upload completes and you're redirected to the AI scanning page

Bulk ZIP Upload

Upload multiple plans at once:

  1. Create a ZIP file containing multiple PDF files
  2. Click "Upload ZIP" instead of "Upload Plan"
  3. Select your ZIP file
  4. Each PDF is extracted and uploaded as a separate plan
  5. AI scans run automatically for each plan (if you have scan credits available)

AI Scanning

How AI Scanning Works

After uploading a plan PDF, AI automatically analyzes the document:

  1. Extracts basic metadata - Plan name, square footage, bedrooms, bathrooms, stories, garage spaces
  2. Identifies structural details - Foundation type, roof type, wall measurements, ceiling heights
  3. Detects systems - Electrical panel location, plumbing details, HVAC information
  4. Counts features - Windows, doors, rooms with dimensions
  5. Verifies plan completeness - Electrical, plumbing, mechanical, structural sheets
  6. Results populate the plan detail form automatically

What Gets Extracted

AI scanning detects:

  • Basic specs - Name, sqft, beds, baths, stories, garage spaces, style
  • Structure - Foundation type, exterior/interior wall footage, roof pitch, roof squares
  • Systems - Electrical service amps, panel location, wet wall count, full/half bath counts
  • Rooms - Individual room dimensions, floor assignment, closet presence
  • Counts - Windows, doors, sliding glass doors, garage doors
  • Sheet verification - Which plan sheets are included (electrical, plumbing, mechanical, structural, materials list)
  • Stamping status - Whether plans are engineer-stamped

Type Coercion and Data Cleaning

The AI scanner handles Claude's response formatting automatically:

  • String-to-number conversion - Claude returns numbers as strings; BlueClerk converts them to proper numbers
  • Markdown fence stripping - AI responses wrapped in ```json fences are cleaned before parsing
  • Boolean validation - Checks use === true instead of || false to avoid masking null values
  • Null handling - Any value the AI can't determine is stored as null

Scan Credits

  • 10 free scans per month - Default for all builder accounts
  • Automatic reset - Counter resets on the 1st of every month
  • Marketplace subscription - Includes 200 AI scan credits per month
  • Manual scan trigger - Click "Scan with AI" button on any plan to use a credit

Reviewing AI Results

After scanning completes:

  1. Review extracted data in the plan detail form
  2. Edit any incorrect values - AI isn't perfect
  3. Add missing information - Fill in details AI couldn't detect
  4. Click "Save" to store the plan metadata

Setting Pricing

Configuring Your Price

  1. Open a plan from your plans list
  2. Enter your price in the pricing field (e.g., $299, $499)
  3. BlueClerk takes 25% - You earn 75% of the sale price
  4. Example - $299 plan: You earn $224.25, BlueClerk earns $74.75
  5. Click "Save" to store the price

Publishing to Marketplace

After setting your price:

  1. Toggle "Published" to ON
  2. Plan appears in the public marketplace immediately
  3. Buyers can purchase your plan
  4. Toggle OFF to unpublish and remove from marketplace

Managing Preview Images

Show buyers what they're getting:

  1. Open a plan from your plans list
  2. Scroll to "Preview Images" section
  3. Click "Upload Image"
  4. Select image files (JPG, PNG, WebP - max 10MB each)
  5. Choose a label - Rendering, Elevation, Floor Plan, or Photo
  6. First image uploaded becomes the plan thumbnail automatically
  7. Reorder images by dragging and dropping
  8. Delete images with the trash icon

Privacy Protection

Automatic PII Removal

BlueClerk automatically removes personally identifiable information from uploaded plans:

  1. Every page is scanned - Not just the first page
  2. PII is detected - Owner names, addresses, phone numbers, builder company info
  3. White rectangles are drawn over detected PII
  4. Cleaned PDF is stored in place of the original
  5. Your plans are safe to sell without exposing customer data

Manual Review

After upload, you can manually redact additional information:

  1. Click "Review & Redact" on any plan
  2. Use the white pen tool to draw over sensitive details
  3. Click "Looks Good" when finished
  4. Return to your plans list

Tracking Sales and Revenue

Viewing Your Sales

  1. Go to Builder > Marketplace > Sales
  2. See all completed sales with buyer info, plan name, and amount
  3. Filter by date range to review specific periods
  4. Total revenue displayed at the top

Payouts

  • Earnings accumulate in your Stripe Connect account
  • Payout schedule determined by your Stripe settings (typically weekly or daily)
  • Funds deposited directly to your connected bank account
  • You earn 75% of every sale

Tips for Success

  • Upload high-quality plans - Clear, complete PDFs sell better
  • Add multiple preview images - Show elevations, floor plans, and renderings
  • Price competitively - Research similar plans in the marketplace
  • Write good descriptions - AI generates these, but you can edit them
  • Complete all metadata - Buyers search by bedrooms, square footage, style
  • Use AI scanning - Saves time and ensures accurate data
  • Review AI results - Double-check extracted data before publishing
  • Publish consistently - Regular uploads build your reputation
