Standalone Properties

Add properties without a subdivision for build-on-your-lot projects

Overview

Standalone properties let builders add homes without associating them to a subdivision. This is perfect for build-on-your-lot projects, custom homes on customer land, or one-off properties that don't fit into your existing developments.

Adding a Standalone Property

From the Properties Page

  1. Go to Builder > Properties in the sidebar
  2. Click "Add Property"
  3. Leave subdivision blank (or select "None")
  4. Fill in property details:
    • Address: Street address of the property
    • City: Property city
    • State: State (defaults to TX)
    • Zip: Postal code
    • Lot: Lot number (optional)
    • Plan Name: Floor plan name (optional)
    • Homeowner Email: Link to homeowner account (optional)

Auto-Fill from Subdivision

If you do select a subdivision, city/state/zip auto-fills from the subdivision's location. This saves time when adding multiple properties in the same development.

Managing Standalone Properties

Properties Table

Your properties table shows:

  • Address: Full street address
  • City: Property city
  • Subdivision: Shows "(Standalone)" for properties without a subdivision
  • Plan: Floor plan name if provided
  • Homeowner: Linked homeowner email or "(None)"

Filtering and Searching

Use the properties table to:

  • Search by address, city, or homeowner email
  • Sort by any column
  • Filter to show only standalone properties or specific subdivisions

Use Cases

Build-on-Your-Lot

Customer owns land and you're building their custom home:

  • Add property with their lot address
  • Leave subdivision blank
  • Link their homeowner email for portal access

Custom One-Off Homes

Building a single home that doesn't fit a development:

  • Add property without subdivision
  • Track construction phases normally
  • Manage warranty work the same way

Rural or Remote Properties

Homes outside your typical subdivisions:

  • Add standalone property with full address
  • Associate contractors and phases
  • Maintain complete work history

Tips

  • Homeowner email linking: Providing a homeowner email gives them portal access to view construction progress and submit warranty requests
  • Plan names: Even without a subdivision, you can specify the floor plan name for your records
  • Lot numbers: Use lot numbers for internal tracking even on standalone properties

Q: Can I move a standalone property into a subdivision later? A: Yes - edit the property and select a subdivision. City/state/zip will update automatically.

Q: Do standalone properties work with construction phases? A: Yes - standalone properties support phases, contractor assignments, and all the same features as subdivision properties.

Q: Can homeowners see standalone properties in their portal? A: Yes - if you provide their email when creating the property, they'll have full portal access to view progress and submit requests.
