Plan Marketplace

Overview

The Plan Marketplace lets builders monetize their house plans by selling them to other builders, contractors, and homeowners. Upload plan PDFs in bulk, let AI scan and extract metadata, set your price, and earn 75% of every sale. BlueClerk handles payment processing, watermarking, and secure delivery.

Getting Started

Subscribe to the Marketplace

Before you can sell plans, you need an active marketplace subscription:

1. Go to Builder Dashboard
2. Click "Marketplace" in the sidebar
3. Click "Subscribe" to start your marketplace subscription
4. Complete Stripe checkout - Monthly subscription includes 200 AI scan credits
5. You're subscribed - Ready to upload plans

Connect Your Bank Account

To receive payments from plan sales, connect your bank via Stripe Connect:

1. Go to Builder Dashboard > Marketplace
2. Click "Connect Bank Account"
3. Complete Stripe onboarding - Verify your identity and bank details
4. You're connected - Ready to receive payments (75% of each sale)

Uploading Plans

Bulk Upload via ZIP

Upload multiple plan PDFs at once:

1. Prepare your ZIP file - Include only PDF files (max 100 PDFs per ZIP)
2. Go to Marketplace > Upload Plans
3. Click "Upload ZIP"
4. Select your ZIP file
5. BlueClerk processes automatically:
   • Extracts all PDFs from the ZIP
   • Uploads each PDF to secure storage
   • Uses AI to scan and extract metadata (uses scan credits)
   • Creates draft plan listings for each PDF

AI Plan Scanning

When you upload plans, Claude Sonnet AI analyzes each PDF to extract:

• Basic metadata: Plan name, style, square footage, stories, bedrooms, bathrooms
• Deep plan intelligence: Foundation type, ceiling heights, exterior wall dimensions, electrical panel location, service amps, plumbing details (wet walls, bath counts, water heater type), HVAC zones, conditioned sqft, roof details (squares, pitch, type), and more

This intelligence helps contractors estimate jobs accurately and makes your plans more valuable.

Scan credits: Each PDF scan uses 1 credit. Your subscription includes 200 credits/month, which reset on your billing date.

Managing Plan Listings

Review Draft Plans

After upload, plans are in DRAFT status:

1. Go to Marketplace > My Plans
2. Review each draft plan:
   • Verify AI-extracted metadata is correct
   • Edit any fields if needed
   • Add preview images (optional but recommended)
   • Set your price

Publish Plans

Make plans available for purchase:

1. Open a draft plan
2. Review all details - Name, style, price, metadata
3. Click "Publish"
4. Plan goes live in the marketplace catalog

Pricing Your Plans

Set your own prices for each plan:

• You receive 75% of the sale price
• BlueClerk receives 25% platform fee
• Example: $100 plan = $75 to you, $25 to BlueClerk
• Pricing tip: Research similar plans and price competitively

Sales and Revenue

When Someone Buys

When a buyer purchases your plan:

1. They complete Stripe checkout - Credit card payment
2. BlueClerk watermarks the PDF - Adds buyer info to every page
3. Buyer receives download link - Via email with download limits
4. You receive 75% - Automatically transferred to your connected bank account
5. Revenue tracked - See all sales in your dashboard

Revenue Tracking

View your plan sales and revenue:

1. Go to Marketplace > Revenue
2. See total revenue across all plans
3. Filter by date range or individual plan
4. Download reports for your records

Watermarking and Security

Every purchased plan is watermarked to protect your intellectual property:

• Buyer information added to every page (name, email, licensed address if provided)
• Watermark generated automatically after purchase
• Download limits: Buyers can download 5 times within 72 hours
• Prevents redistribution: Watermark deters unauthorized sharing

Marketplace Subscription

• Monthly fee: Set by BlueClerk (see pricing page)
• Includes: 200 AI scan credits/month
• Credits reset on your billing date
• Cancel anytime - Plans will be unpublished if subscription lapses

Scan Credits

• Each PDF scan uses 1 credit
• 200 credits/month included in subscription
• Unused credits don't roll over
• Need more? Contact support for credit top-ups

Tips

• Upload in batches - Process multiple plans at once with ZIP upload
• Review AI metadata - AI is accurate but always verify before publishing
• Add preview images - Plans with images sell better
• Price competitively - Research similar plans in the marketplace
• Keep plans current - Update metadata if you make revisions to PDFs

Questions

Q: How long does AI scanning take? A: Most PDFs scan in 30-60 seconds. Large or complex plans may take 2-3 minutes. You can close the page and return later - scans continue in the background.

Q: What if AI extracts wrong metadata? A: You can edit all metadata before publishing. AI is usually accurate, but always review and correct as needed.

Q: Can I unpublish a plan? A: Yes, you can unpublish anytime. The plan will no longer appear in the marketplace, but existing buyers keep their access.

Q: What file types are supported? A: Only PDF files. Each PDF should be a complete plan set or individual plan sheet.

Q: How do I get paid? A: Payments automatically transfer to your connected bank account via Stripe Connect, typically within 2-7 business days.

Q: Can I offer discounts or promotions? A: Not currently - all plans are sold at your set price. Contact support if you need promotional pricing.

Browsing the Catalog

Finding Plans

1. Go to Plans > Marketplace
2. Browse all published plans from builders
3. Filter by:
   • Style (Modern, Craftsman, Ranch, etc.)
   • Square footage range
   • Stories (1, 2, 3+)
   • Bedrooms/Bathrooms
   • Price range

Plan Details

Click any plan to see:

• Basic info: Name, style, sqft, stories, beds, baths, price
• Preview images: Floor plans, elevations (if builder uploaded)
• Plan intelligence: Foundation type, ceiling heights, electrical details, plumbing counts, HVAC zones, roof details, and more (
